Qualifications for Becoming a PROFESSIONAL Inspector:

Citizen of the United States or a lawfully admitted alien

Resident of Texas at the time application is filed
-
At least 18 years of age
-
Found to be honest, trustworthy, & possessing integrity (Background Investigation through DPS)
A Texas home inspector must qualify in one of the following ways:
A. Can come in through the three-tier progression method – “Apprentice / Real Estate Inspector / Professional Real Estate Inspector”
OR
B. Has completed 328 classroom hours of a real estate inspection courses.
AND ONE of the Following:

Completed 120 hours of work experience under a licensed Professional Inspector

Has five (5) years experience inspecting, installing, servicing, repairing or maintaining each of the structural, mechanical and electrical systems found in improvements to a real property. Two (2) letters of reference will be required.
TREC Fees
- $60.00 Application Fee
- $100.00 Recovery Fund made payable to TREC “AFTER” exam is passed
Required State Exam
-
$61.00 exam fee made payable to PSI at time of scheduling

Three (3) hours, 150 questions, multiple choice
-
An application is valid for 6 months from date of receipt; if exam is not passed within this time period the application will terminate and you will be required to meet current requirements to reapply.

May take 3 times during six months
-
No required waiting time between tests
- Insurance Requirements
- Upon passing the exam you must provide proof of liability insurance or any other insurance that provides coverage for violations of Subchapter 6 of Chapter 1102, Texas Occupations Code ($100,000 per occurrence) before an active license will be issued.
